The Dene Guest House is a charming traditional Georgian townhouse in the heart of the New Town. Let me introduce you!!
A combination of non-smoking single, twin, double and family rooms are available to suit most accommodation requirements. We have rooms offering en-suite facilities, the remaining rooms are equipped with wash-hand basin. Naturally, there is a bathroom and a shower-room for those guests who choose the latter type of room.
The Dene Guest House is non-smoking, all our rooms are centrally heated and offer; colour television, Hairdryer, tea & coffee making facilities and radio/alarm, cots are available on request. Ironing facilities are also available on request. There is a payphone on the premises and our dining room, which is open all day, has a seating area in which one is always welcome to relax. There is no restriction as far as access to the guest house and Guests are welcome to come and go as they please.
The Dene offers a hearty breakfast which is served in our dinning room on the ground floor. Served from 8am - 9am on Mondays to Fridays and from 9am - 10am on Saturdays and Sundays. A continental Early Bird is available for those who require to set off earlier than these times. Breakfast includes: Tea and coffee, fried or scrambled eggs, bacon, sausage, fried bread, mushrooms and beans. We also serve a vegetarian and vegan cooked breakfast and porridge on request. Plus on the Buffet fruit juices, cereals, muesli, mixers, fresh and tinned fruits, biscuits, oatcakes and cheeses are available.
We offer a combination of non-smoking single, double, twin, triple or family rooms either en-suite or standard. Our price range for standard accommodation is from £22.50 to £40.00 and for en-suite rooms from £25.00 to £50.00. Our standard rooms are equipped with wash-hand basin, naturally there is a bathroom and shower-room available off the landing. All rates depend on availability & season, are per person per night and include full cooked breakfast and VAT. Please check directly with use for special events like Hogmanay and Sport’s events.

Terms and Conditions of contract
Thank you for choosing the Dene Guest House for your forthcoming stay. If you choose to guarantee your booking by prepayment a non-refundable deposit of 30% of the total accommodation charge is required. This can be paid by cheque or debit/credit card at the time of booking, (telephone, email or FAX) and will be deducted from your final statement on departure. Should you wish to cancel, this needs to be carried out in writing by email, fax or letter and is subject to the following conditions: 1. Cancellations made between 14 & 7 days in advance of the planned booking will be charged 50% of the confirmed reserved accommodation. 2. Cancellations made less than 7 days in advance of the planned booking will be charged 100% of the confirmed reserved accommodation. 3. Non-cancellation and not taking up the reserved accommodation will result in a charge of 100% of the confirmed reserved accommodation charge. By confirming a reservation by either cheque debit/credit card you agree to these terms & conditions. We do look forward to welcoming you.
The Dene Guest House is situated in the famous New Town area of Edinburgh's city centre. Surrounded by Georgian and Victorian houses, we are just half a mile north, 10 minutes walking distance from the city's main thoroughfare, Princes Street
The location gives an ideal base from which to explore the Capital's galleries, museums, gardens, culture, history, shops, restaurants and bars.
From train station
Waverley, the main railway station and St. Andrew Square, where the bus terminus is situated are both located just off Princes Street. Both are less than 15 minutes walk from the guest house. From the station you go left along Princes Street. Take the second turn on your right which is Hanover Street and go uphill to George Street. Follow on down the hill (Hanover Street becomes Dundas Street) and Eyre Place is on your right at the last set of traffic lights. Alternatively, a taxi will cost you around £5.00
From the airport There is a bus that runs between airport and the city centre approximately every 15 minutes. The fare is £3.60 one-way or £6.00 return, the stop is at Waverley Bridge and a taxi from there would be another £5.00.It is walkable, but I wouldn’t usually recommend it if your bags are heavy or if you are unsure of the location of the guest house. Alternatively, a taxi would cost from £15.00 - £17.00 from the airport direct to the guest house.
If you are thinking of coming by car: or hiring one when you get to Edinburgh, on-street parking is available from 70p per hour from 8:30am - 5:30pm during the week and is free in the evenings and at weekends. There is also free street parking available just 5 - 7 minutes walk away next to the Royal Botanic Gardens, in Inverleith Terrace, which you will be directed to on arrival if you so wish.
