    Friendly, quiet ensuite bed & breakfast in an elegant early Victorian townhouse midway between the Eden Project and Heligan Gardens. Sedgemoor Heights accommodation is quietly situated to the rear of the main house, accessible by your own private entrance. We are within only walking distance of the rail coach stations.

    You can choose from three comfortable rooms:
    The Butler's Room, [double ensuite] The Maid's Room, [twin ensuite]
    and The Nursery, [ensuite, versatile room with double and 2 single beds, ideal for families]

    Pets can be accommodated, but please contact us beforehand to confirm.

    Accommodation
    All rooms are ensuite with colour TV and tea & coffee making facilities. If you join us in the winter months, all rooms are centrally heated, separate from the main house. Our room names are inspired by the house's history. 46 Bodmin Road is a large townhouse which was built for the rich industrialists of St Austell circa 1820. The servants quarters have been thoughtfully renovated to provide our guests with a comfortable stay whilst retaining many of the original features.

    Breakfast is served in the bright, elegant dining room of the main house

    Chat to the other guests over a sumptuous cooked breakfast whilst admiring the view over the Gover Valley

    Guests have their own private entrance through the fully enclosed, award winning courtyard. A picnic table is provided for guests' use. Take time to enjoy the sun in quiet, sheltered surroundings, full of flowers in spring and summer

    Places to go near St Austell
    We are well placed to visit most of Cornwall's attractions. The Eden Project and the Lost Gardens of Heligan are the obvious choices and only a 10 minute drive away. There are also many other places to visit and things to do. The area has lots to offer, from beaches to harbour villages and shopping to woodland walks. We can offer advice, suggestions and help if you need it, based on our own experiences and knowledge, and also on what our other guests have said. If we know what you like, we can usually give good advice! We have become renowned for our pub expertise!
