The Flats are all electric, controlled by £1 meters (standard tariff). Included in each Flat are a full size cooker, fridge, microwave oven, convector heater, shaver point, shower, toilet and washbasin. All have colour (freeview) TVs, Dab radios and double-glazed windows. Night storage heaters are installed throughout the main building and in all the flats (inclusive in tariff). Duvets and feather pillows are provided, bed linen (bottom sheets) can be hired. Wheel chairs welcome by prior arrangement (can be hired if available). We can provide parking space for one car per Flat. There is a washing machine available for use (see tariff). OPEN ALL YEAR including christmas. Resident proprietors. 5% discount available to senior citizens throught the year except high season (see tariff). We are a non-smoking establishment.
Apartment No.1 sleeps four persons
This is a ground floor flat at the front of the house. It has a lounge, with a drop down double bed, kitchen area, a separate bedroom with twin divans, ensuite shower, hand-basin and toilet.
Apartment No.2 sleeps two
This is a ground floor, one room flat at the front of the house. It has a drop down double bed, kitchen area, ensuite shower, hand-basin and toilet.
Apartment No.3 sleeps two (some facilities for disabled persons)
This flat is on the ground floor at the side of the house. It comprises of a lounge with a drop down double bed, ensuite shower, hand-basin and toilet, kitchen area, table and chairs.
Apartment No.4 sleeps four
This flat is similar to No.1, but is on the first floor at the front of the house. Ensuite shower, toilet etc...
Apartment No.5 sleeps two
This flat is similar to No. 2, but is on the first floor at the front of the house. Ensuite shower, toilet etc...
Apartment No.6 sleeps two
Similar to No.3, is on the side of the house but is slightly smaller. Ensuite shower, toilet etc...
Apartment No.7 sleeps four (penthouse)
This flat is on the second floor at the front of the house. It contains a large lounge with a drop down double bed, twin bunks, table and chairs, separate kitchen, shower room and toilet etc..
Apartment No.8 sleeps four persons (cosy-garden level)
At the front of the house, with steps down to own entrance. It comprises of a lounge/diner with double bed-settee, widescreen Tv, an alcove kitchen off with fridge/freezer, drinking water filter etc., a large bedroom with a double and two single divans. Ensuite shower and toilet etc.
Apartment No.9 sleeps four (ex-owners 2 bedrooms, ground floor)
A purpose built flat at the back of the house, has 3 steps up to entrance. It comprises of a lounge/diner with 3 piece suite, 28” widescreen TV, bedroom with twin divans, bathroom with bath & shower. Has a roomy kitchen with fridge freezer and washing machine, drinking water filter. Stairs off to bedroom above with a king-size double bed. A small secluded garden with patio, seating and rotary line is exclusive to this flat. Constant hot water is included in the tariff.

By Car - Follow the A3022 to Paignton staying in left lane following signs for the Seafront, (Esplanade Road). Pass the Apollo Cinema and go to the end of Esplanade Road, turn right at a mini roundabout into Sands Road. Kimberley located 40 yards on right hand side.
By Bus - No 12/12a (Brixham Bus) from 100 yards past the Pavilion to the Bus Station. Exit Bus Station bearing left; turn right after Railway Station into Torbay Road. Halfway down turn right into Queens Road and left at end into Sands Road. Kimberley located on left near front.
By Train - when you arrive at Paignton train station. Exit the Station bearing right; turn right into Torbay Road. Halfway down turn right into Queens Road and left at end into Sands Road. Kimberley located on left near front.
Miles of walks including the South West Coastal Path, Dartmoor and river walks.
Bring your dinghy or motor boat or hire one down here. There are miles of river and the sea to explore.

Going further afield, you can ramble across the wilds of Dartmoor National Park, see the Dartmoor Ponies, visit places of interest such as Widdecombe in the Moor.
Paignton and Torquay also offer a rich diversity of places to eat out, theme bars and Nightclubs to suit all tastes.
Totnes and Dartington Hall are less than 30 minutes away.
Totnes is an Elizabethan river town with an ancient castle. The beauty of Dartington Hall with it's glorious gardens and world famous arts and music activities makes this an essential place to visit.
Dartmouth, Dartmoor, Salcombe, Exeter and Plymouth can all be reached easily.
Paignton Zoo is only a mile or so away and there are river and sea cruises and steam train trips nearby.
Torquay has Kents Cavern and a large model village among other attractions and there is a go kart track on the way to the delightful fishing port of Brixham.
