Courthouse Farmhouse and Dairy - Near Village, Games Barn

Courthouse Farm has a farmhouse and barn conversion from the original cowshed and dairy. Each property has 4 bedrooms and 2 or 3 bath/shower rooms. Each will sleep 11-14 in family, double or twin rooms. Let separetley, together or the farmhouse and the right wing of the dairy for guests needing 6 bedrooms. The options are endless for all size groups. Also available a 6 bedroom farmhouse that sleeps 16 plus 2 cots.
Each farmhouse has well equipped kitchens with dishwashers,washing machines,tumble driers, fridge/freezers,microwaves,kettles,toasters etc. Dining area, lounges,(the Dairy has a wood burner) full C/H and Double glazed conservatories.

Kitchen /Dining Room; 20'4 x 11'4. Large kitchen, pine kitchen units, stainless steel sink unit, larder, 2 electric cookers, fridge/freezer, dishwasher, kettle, toaster, microwave, coffee maker, iron, and all crockery, glasses utensils etc. Large dining table, chairs and benches. Radiator and door to side entrance.
Small Dining Room; 9'6 x 9'2. Extending table and chairs and benches, an extra larder fridge, fitted carpet, radiator and cupboard with hot water cylinder, water pump for central heating and immersion heater.
Lounge; 14'6 x 14'2. 2x Cottage suits, sofa bed, chairs, Colour television and Video, coffee table, radiator, electric coal effect fire, wood floor with large central carpet and rugs. Under stairs cupboard for clothes storage etc. Sliding patio doors to double-glazed Conservatory (15' x 8'), chairs, small table etc and sliding door to garden. (New for 2001)
Hall; Fitted carpet, automatic washing machine, tumble drier, cupboard for Hoover, brushes, ironing board etc, front door to garden and stairs to upstairs bedroom, radiator etc.

ADDITIONAL FEATURES.
All bedrooms have fitted carpets, radiators, bedside tables/cupboards, lights, dressing tables, chairs, wardrobes or rails, etc. Duvets and 2 pillows per person are provided, also spare blankets and bedspreads. Duvet covers, sheets and pillow cases are available to hire at£6.00 per person per stay, all beds will be made prior to arrival. A cot is available but guests are asked to bring their own cot bedding. Towels, 1 bath and hand are available to hire at £5.00 per person per stay.

Electric will be charged by a £1.00 coin slot meter. There are also electrical heaters and an immersion heater for hot water. Mains water supply. Two smoke alarms, a fire blanket and extinguisher provider. An oil-fired boiler for full central/water heating is installed at £25.00 per week by arrangement, fully controlled by guests inside the house.

Well-behaved dogs are welcome (except Xmas and New Year) at £12.00 per week, but must not be left in the house whilst guests are out by day or night. In the garden there are garden chairs, a small table, barbecue. The public phone box is in the village beside the Village hall/children's play area. Nearest. Nearest train station is at Axminster and public busses on A35 at Morecombelake. 11-13 people (plus cot infant) can stay here at Courthouse farm in comfort; if additional bedrooms required bed and Breakfast is available at Cardsmill Farmhouse, 0.5 mile further past the farmhouse. Also available a 6 bedroom, 3 bathroom Taphouse Farmhouse with games room that sleeps up to 16 people and Courthouse Dairy to sleep 12 in 4 bedrooms, 3 bathrooms. New barn conversion ready June 2003.

Courthouse Dairy, Whitchurch Canonicorum, Bridport.
Courthouse farm is situated on the edge of the village of Whitchurch Canonicorum 150 metres from the main village on Gassons lane. The village is an ideal area for holidays only 2.5 miles from the World Heritage Coast at Charmouth. It has a Church with its own patron saint entombed there, Village hall with many activities during the year, children’s play area with swings etc, Five Bells Pub which does excellent meals and swimming can be arranged at Berehayes Holiday Cottages pool by arrangement.

Courthouse Dairy is a new barn conversion from the original cowstall and Dairy, to be completed by July 2003. Across the courtyard from the farmhouse with separate parking the Dairy has 4 bedrooms and 3 bath/shower rooms. This is a single story dwelling so ideal for accompanied disabled, and all groups or families. The original roof beams and trusses have been incorporated in the lounge, by wooden stained doors or windows, full central heating and electric costs are included. For large groups both houses can be let together.

Entrance Lobby leading to lounge area with wood burning stove, suite, bed settee, chairs, Colour TV and video, coffee tables etc door leading to conservatory, hallways to bedrooms an open plan kitchen.
Kitchen with new fitted units, sink unit, electric cooker, dishwasher, washing machine, tumble drier, fridge/freezer, microwave, kettle, toaster, coffee maker, iron and all glasses, crockery and utensils etc.
Dining area with tables and 12 chairs or use the conservatory which is 18’ x 10’, double glazed with C/H as a dining room, doors open to the patio and lawn.
Bedroom 1 has a double and 2 single beds. Bedroom 2 has a double and single beds.
Bedroom 3 has 2 single beds. Bedroom 4 has a double and single beds and an ensuite shower room with shower, toilet, washbasin and shaver point.
Bathroom has bath, shower over bath, toilet, washbasin and shaver point.
Games/play barn is 48’ x 25’ to be shared with the farmhouse. It has skittles, table tennis, snooker x 2 medium and small sizes, darts board (but no darts provided for safety, please bring your own) and a netball/basketball ring, garden tables and chairs are there which can also be used in the gardens.

Bed linen may be ordered @ £6.00 per person and towels at £5.00 pp. All bedrooms have carpets wardrobes, dressing tables or bedside cabinets, chairs, table lights, duvets and 2 pillows per person. Travel cot but no cot bedding provided. Extra bedding is available for winter. Mains water supply, electric included, smoke alarms, fire extinguisher provided. Dogs by arrangement only. C/H @ £25.00. Nearest bus stop on A35 at Morecambe Lake, train station at Axminster and there is a taxi in the village.
